The Modern Housebuilder

Fair usage

In force from 11 September 2026.

Why there is a limit at all

Some parts of the product read your documents and draft text for you: levelling a set of quotes, checking a method statement, drafting a waste plan. Each of those costs us money every time it runs, and the subscription is a flat forty pounds a month.

So there is an allowance. It exists to stop the one case that would break the price for everybody else, which is a subscription used to push through industrial volumes of scanning. It is set high enough that ordinary use, including heavy ordinary use, does not meet it.

The allowance

Two hundred pages a month. Unused pages roll forward. Your balance can build up to eight hundred.

It rolls forward because building is bursty. Tendering a package, or a run of contractor method statements arriving at once, is a heavy fortnight after five quiet months, and a monthly wall would bite exactly when the tool is worth paying for.

What a page is

A page of a document you asked us to read. If you send a fourteen page quotation to be levelled, that is fourteen pages.

Some files have no pages to count: a spreadsheet, a CSV, and some of the work the product does in the background between reads. Those run, they cost us money, and they do not move your balance at all. They are not free and we are not pretending otherwise. They are simply not counted against you.

What that means in practice

A single self builder building a single house does not come near this, which is why the number is published rather than hidden. A build runs for two or three years and the allowance accrues the whole time, so the quiet months pay for the busy ones.

If you reach it

If you reach the limit, the features that read documents pause until your allowance tops up. Everything else keeps working: the book, the record, the budget, the programme, your files and every export you are entitled to. Nothing you have already made becomes unreachable, and nothing is deleted.

What we do not do with the count

We count pages, not content. What is recorded is what was read, when, by which model, and how big it was. It holds no part of any document.

Changing the allowance

We may change the allowance. If we lower it we will give you thirty days' notice before the change takes effect.
